Moisture first

Before we plan any rooms, we look at where water comes from. Outside, we check grading toward the foundation, gutters and downspouts that empty against the wall, and window wells without drains. Inside, we look for efflorescence on block walls, damp spots on the slab, and past water marks. Then we consider how the space will be dehumidified once it is finished, because an enclosed basement without conditioning can hold more moisture than it did when open.

If a moisture problem can be fixed, it is fixed first and included in the price. If it cannot be fixed reliably, we tell you before anything is framed.

How we build it

Walls are insulated and framed to manage moisture, not trap it against concrete. Flooring is chosen for below-grade use. Heating and cooling are extended so the space is comfortable year-round. Bathrooms get a fan ducted outdoors. Bedrooms get code-compliant egress. The work is permitted through the City of Acworth, Cobb County, or Cherokee County, depending on the address.
