Acworth offers two very different places to build. Near Lake Allatoona and Lake Acworth, lots are often sloped and wooded, have views worth designing around, and may carry setbacks, easements, or environmental restrictions. Closer to downtown, infill lots are flatter and smaller, but the house has to fit an established street and its neighbors.

Lake-area lots

On a sloped lake-area lot, the foundation is usually the biggest cost decision. A walkout basement often makes sense when the grade drops, and it can be designed as living space from the start instead of left unfinished. Driveway grade, stormwater, erosion control during construction, and any shoreline or floodplain restrictions all need to be understood before design goes far. Where a lot borders federal lake property, additional rules may apply to what can be built or cleared near the shoreline, and we find out early.

In-town lots

Infill lots bring different questions: setbacks and lot coverage, tree requirements, utility connections, and how construction access will work on a narrow street with neighbors on each side.

From lot to keys

Once the site is understood, we manage the build: permitting, site work, foundation, framing, mechanicals, finishes, and final walkthrough. Depending on the parcel, permits come from the City of Acworth, Cobb County, or Cherokee County.
