Woodstock accounts for a good part of our new construction work. Most projects are custom homes on land the owner already has.
Woodstock and the surrounding parts of Cherokee County still have buildable land, from lots in newer communities to acreage on the edge of town. A good part of our new-home work is here, and most of it starts the same way: someone owns land, or is about to buy it, and wants to know what a house will really cost.
Many Woodstock lots sit inside a community with an architectural review committee. Those guidelines can specify minimum square footage, exterior materials, roof pitch and color, garage orientation, and landscaping. We read them before design, submit plans for approval, and build what was approved. That avoids redesigning a house after the committee rejects it.
Larger parcels outside a subdivision bring more freedom and more questions: driveway length and grade, well and septic or public utility connections, clearing and erosion control, and where on the land the house should sit. We walk the property with you before any design work.
We handle permitting with the City of Woodstock or Cherokee County, then site work, foundation, framing, mechanical rough-ins, inspections, insulation and drywall, trim, cabinets, finishes, and final walkthrough. We use crews we have worked with for years and schedule trades so they do not get in each other’s way. You deal with the builder the entire time, not a project coordinator.
