In Towne Lake, along Highway 92, and in the newer neighborhoods north of downtown, most kitchens came from a production builder. The layout is usually fine structurally but not practically. The island is too small to seat anyone, the pantry is a closet, the uppers stop short of the ceiling, and the cabinet boxes are particleboard that swells around the sink.
The good news is that these kitchens are usually easier to remodel than older ones. Walls are straight, the wiring is modern, and the panel usually has space. Most of the budget can go into things you will use and see every day instead of repairs.
Keeping the sink and range in place saves plumbing, gas, and venting costs, and that money can go toward better cabinet boxes, drawers instead of lower doors, and counters. Moving the sink to a new island is a common request. It is possible, but it usually means cutting into the slab or running plumbing through the floor system, and the price reflects that. We show you both options before you decide.
HOAs rarely care about interior kitchen work. They may care about a new window, a relocated hood vent on an exterior wall, or a new door to the patio, so we check the guidelines when the work affects the outside. Inside Woodstock city limits the city issues permits, and outside them Cherokee County does. We handle the permit either way.
