Marietta is an older, established city, and there are few empty lots left in town. New construction here usually takes one of two forms. The first is removing a house that is not worth saving and building new on the lot. The second is a large addition that transforms a house the family wants to keep.

Teardown and rebuild

Rebuilding on an existing lot adds steps to a new-home project. The old house has to be demolished and hauled away, utilities disconnected and reconnected, and the old foundation removed. The new house also has to meet current setbacks, lot-coverage limits, and tree requirements, which may be stricter than the rules the original house was built under. Houses in or near a historic district may face design review. We confirm all of that before design starts.

Additions

An addition to an older Marietta house has to tie into old framing, a roofline that may not be straight, plaster walls, and older mechanical systems. It also needs a foundation that works with the existing one. Done well, it looks as if it was always there. We plan those connections carefully and price the existing house’s condition, not just the new square footage.

Permits

Inside Marietta city limits, the city issues building permits and inspects the work. Unincorporated addresses go through Cobb County. We handle the permit process through final inspection.
