Kennesaw has been built out for years, so most new homes here go on lots that were passed over, subdivided from larger properties, or cleared of an older house. These lots can be excellent, and there is usually a reason they are still available. It may be slope, rock, drainage, trees, a difficult driveway, or utilities that need to be extended.

Start with the lot

Before drawings, we walk the lot with you. We look at grade and where water will flow, the likely foundation, tree removal and any tree-protection requirements, how far water, sewer or septic, power, and gas have to run, and setbacks that limit the house footprint. Those factors can change the cost of a house substantially, and it is better to know before you buy the lot or commit to a plan.

Then the build

We manage the whole project: permitting, site work and foundation, framing and dry-in, mechanical rough-ins, insulation and drywall, trim, cabinets, finishes, and final grading. We use the same crews we have worked with for years and book inspections so the job does not sit waiting. You work directly with the builder the whole time.

Permits and inspections come from the City of Kennesaw or Cobb County, depending on the parcel. Because we are based in Kennesaw, we can be on site whenever the job needs us.
