A finished Kennesaw basement is worth more when it is legal. We check ceiling height, egress, and moisture before anyone talks about flooring.
Many Kennesaw houses built from the 1980s through the 2000s have a basement, often on a sloped lot with a walkout on one side and full-height concrete walls on the other. Builders frequently left them unfinished to keep the sale price down. Thirty years later, that unfinished space is usually the cheapest way for a family to gain square footage, because the foundation, walls, and roof already exist.
Is it dry? We check the walls and slab for seepage, look at grading and downspouts outside, and consider how humid the space gets in a Georgia summer. Moisture problems get fixed first.
Is there enough headroom? Ductwork, beams, and plumbing can drop below finished-ceiling height. We measure under them and plan soffits where needed.
Can a bedroom have legal egress? A sleeping room needs a code-compliant escape window or door. On a walkout side that is often easy. On the buried side it means a larger window opening and a window well. We price that honestly and do not call a room without egress a bedroom.
A family room across the walkout side, a full bath near the existing rough-in if it works, a bedroom with egress, and storage and mechanical access kept practical instead of sealed behind drywall. Every part is permitted and inspected through the City of Kennesaw or Cobb County, depending on the address.
