Custom homes and remodeling in Cherokee County

Woodstock, Holly Springs, and Canton. Cherokee County has more new construction than our Cobb work, and more HOAs to work with.

Cherokee County has been one of the fastest-growing counties in Georgia for decades, and the work reflects that. Compared with our Cobb County jobs, a larger share here is ground-up construction, and most remodeling is in houses built within the last twenty-five years rather than the last seventy.

What that means in practice

More new homes. Buildable lots are still available here, from infill lots near Woodstock to acreage outside Canton. We start where every new home should start: can the house you want be built on this lot for the money you want to spend? We answer that before you pay for drawings.

Newer houses to remodel. A 2005 Towne Lake or Holly Springs house does not hide knob-and-tube wiring. It usually has builder-grade finishes, a basement that was never finished, and a shower pan or deck ledger that was not built to last. The work is more about upgrading and finishing than uncovering problems.

HOAs everywhere. Most Cherokee subdivisions have architectural guidelines. We read them first and plan approval into the schedule.

Permits

Woodstock, Holly Springs, and Canton each issue permits inside their city limits. Unincorporated addresses go through Cherokee County. We confirm the right office for your address and manage the permits and inspections.

Should I talk to a builder before buying a lot?
Yes. Slope, rock, trees, utilities, and HOA rules can change the cost of a house substantially. We are glad to walk a lot with you before you commit.
